​​We love animals and have a border collie as the Official Greeter. Due to insurance liability, we are required to have and follow a Pet Policy.

Our Pet Policies apply to dogs. We apologize that we will not accept other pets/animals.

1     $15.00 additional cleaning fee per pet per visit


2       Pets must be friendly to all people and other dogs.


3      Small Dogs only ( sorry, no cats.) Call for special requests re dogs


4     Pets can not be left in rooms alone unless kenneled.

5     Pets will need to be on a leash at all times.


6     Guests are responsible for cleaning up after their pets.


7     Pets are not allowed upstairs.


8     No pets are allowed on the furniture or beds.


9     If a pet shows aggression, the guest and pet will be asked to leave without a refund.

Our Amenities

Set in a quiet residential neighborhood, our modest B&B features antiques, a restful shaded deck, and a tree-covered yard with a great view. We have four non-smoking guest rooms available.

Start your day with coffee, tea, or hot chocolate, and a home-cooked breakfast.  Then explore Austin—our museum, shopping, restaurants, Historic buildings and sites, and scores of other activities are all nearby.  For those craving nature, the mountains, with mountain bike trails, ATV Trips,  and hiking, is only minutes away.

Here you will enjoy warm hospitality, scrumptious breakfasts, and all the amenities of home. Our rooms are all named after historic things from Austin past eras. The rooms are tastefully decorated with pictures and memorabilia from that era.

Reservation and Cancellation Policy

1.    Rooms will need to be guaranteed with a credit card (Visa, M/C, Discovery) at the time of reservation.


2.    Two night minimum on major holidays and three day weekends


3.    Cancellations must be made 48 hours prior to the scheduled arrival date. Your credit card will be charged for one night if cancellation is made with less than 48 hours' notice. No-shows will be charged for the full scheduled stay


4.     Guests are responsible for any damages to our property caused by themselves, their guests, and/or their pets. The guest's credit card will be charged accordingly.


5      Guests are responsible for missing property from rooms, and credit cards will be charged accordingly.


6     Guests agree to this policy when making reservations with our B&B.


7     Guests are encouraged to arrive between 3:00 – 8:00 PM. If you are unable to arrive during this period, please call to make other arrangements.


8     To allow time to prepare rooms for other guests, checkout time is 11:00 AM on your departure date.
